Accessibility Features (This is an overview based upon information provided by the sales agent and by a CHOICE member who did a site visit.  The description may not include all features.  Interested purchasers should contact the seller and set up a site visit to gain a full understanding of available accessibility elements.)

 

General – These units are on the ground floor and have at-grade entrances with direct access to the parking lot (which has accessible spaces and an accessible route).  There is sufficient turning space for a wheelchair in the bedrooms and living/dining room.  Switches and outlets are reachable.

 

The units are part of a rehabilitation of an existing property, but they have not yet been brought up to a minimum accessibility standard such as the Fair Housing Accessibility Guidelines.  Because the complex was built prior to 1991, there is no legal requirement that the unit be accessible.  However, Madison Ridge wishes to work with people with disabilities to customize the units to meet their needs.

                                    General The units are part of a rehabilitation of an existing property, but

they have not yet been brought up to a minimum accessibility standard such as the Fair Housing Accessibility Guidelines.  Because the complex was built prior to 1991, there is no legal requirement that the unit be accessible.

 

The hallways are 36” wide.  The units are carpeted with a medium pile carpet.

 

                                    Kitchen – There is no wheelchair turning radius in the 1BR and minimum

turning radius in the 2BR kitchen (you must roll in and back out).  The path in the 1BR galley kitchen is too narrow:  at its narrowest, it is 32” wide from the refrigerator to the cabinet.  A smaller refrigerator will help, but not fix the problem.  The distance is 38” between the stove and the cabinet.  The countertops do not have roll-under space and are 36” from countertop to floor.  The lowest cabinet shelf is 56.5” from the floor.

 

                                    Bathrooms – The bathrooms have a 60” turning circle, and a

bathtub/shower combination.  It is not known whether the walls are reinforced for grab bars.  The bathroom vanity does not have roll under kneespace, but the sink has levered handles.

 

                                    Closets – n/a

 

                                    Laundry – The washer and dryer in the 1BR are located in laundry room

off of the kitchen, but the doorway is too narrow for a wheelchair to pass through.   The washer and dryer in both units are not front loading (although purchasers who sign a contract prior to the completion of construction may be able to request this type of unit).     

 

                                    Other - The pool is not accessible (however, it is a separate recreation

facility owned by another entity). The ramp up to the community center has a steep slope.  The sales office is not on an accessible route.

Accessibility Features   The developer has provided the following details about these units and indicates that the groundbreaking for these units will be in late June, with an expected delivery date of early 2007. Purchasers who enter into sales contracts now will have input into the design of their home.  CHOICE has not verified this information and recommends interested purchasers contact the project staff.

                                               

General – Units constructed utilizing the principles of Universal Design.  There is elevator access to all three floors of the townhouse.

Bathrooms –  reinforced walls and floors.  Buyers may be able to specify whether they want a roll-in shower or tub.

Accessibility Concerns  Several CHOICE members attended the informational session for the project on June 13th, and brought up the following concerns:

 

                                    General Because each unit will have elevator access to the three

floors plus an electric garage door opener, entrance and egress concerns in the event of a power outage or emergency should be considered by each person and their level of disability.

space and levered faucet controls, lowered mirrors and medicine cabinets.  WARNING:  shower stall is large with an adjustable shower head and pull down bench, but the stall is 1” above the grade of the floor.  A wheelchair cannot roll into the shower unit.

 

                                    Closets – lowered clothing rods, accessible door handles.  Some closets

have lowered shelf space.

 

                                    Laundry –  front loading washers and dryers with easy-turn knobs.

Accessibility Concerns

 

                                    CHOICE members toured the model accessible units and found:

 

                                    General – peep hole in main entry door to the unit was too high, the

balcony does not have sufficient turn-around space to be accessible, the sliding glass door to the balcony has a threshold that is higher than 1”.
